In 2019 I purchased a 3 Bed 2 bath fixer upper in Dallas TX for 139k
I sold it for 368k earlier this year ๐Ÿ‘‡
The house needed work
The house was brought to me via a friend who's relative wanted out. They were tired of spending. I looked at it and initially passed
The friend re-approached when a deal fell through
I went back and negotiated directly w the owner. I offered 145k - but wanted a new roof & updated electrical. She accepted. She ended up giving me 6k back at closing to do repairs she didn't complete.
I made this house my new primary.
I decided it made sense to move in and work on the place. It took me approximately 66k in renovations over a 9 month period but I made the house look stunning
I turned the 4th bedroom into a gigantic mater closet & a dining room
Both were missing & extremely rare for the neighborhood.
I redid kitchen and bathrooms as I saved up money
As I resold merchandise- I'd do a room at a time. I didn't put myself into debt.
I purchased at 139k w new roof and electric
I renovated everything for 66k
I sold in May 2022 for 368k - I set a price per sq ft record for the neighborhood
I sold because the proceeds allowed me to buy 5 additional doors ๐Ÿšช
