I bought a Hoarder House in 2020
It made me over 200k
I wouldn't do it again πŸ‘‡
The house was brought to me by via a business card I had passed out at the flea market
It had good bones. It had a hole in the roof. Animals had been running through it
It took 11 40 yd dumpsters
I didn't realize how emotionally draining it would be. I could feel the hoarders sadness. Layer by layer - I could tell it started in 2014.
I ran out of money with about 10k worth of work still needed
I did anything & everything I could do to keep the project moving.
The breakdown
Purchased 140k
Renovated 80k
All in 220k
2021 Appraisal 425k
I funded via : my emergency fund, a personal loan from bank & a loan from grandparents which I paid back all 3 by month 8.
The 200k in equity was awesome but
Emotionally I was drained. It was Texas in July w no A/C or running water. I felt such sadness as I emptied. I even found a grief letter the hoarder wrote to someone he had lost.
I still own the house. I collect $2250/ mo from it.
