CONSTRUCTION TRENDS IN KENYA
Let's talk about various materials for walling and see the impact they have on cost.

Prefabricated panels
These building units have existed for a considerable length of time. Their predominance in the market is directed by cost viability. All examinations will be based on area coverage. One square meter will be considered.
MACHINE CUT STONES
You need
12 stones - 600Kshs
1 m hoop iron-60Kshs
0.378 bag cement 250Kshs
0.07 tonne sand 140Kshs
Total material 1050Kshs
Labour 330Kshs
Per sqm we take 1400Kshs
Adding for plastering /rendering and pointing.
Rate of plastering is 400Kshs/m2.
Calculating two surfaces both inside and outer the amount becomes 800sh.
Absolute cost utilizing machine cut stone
1400+800
=2200Kshs/m2.
Above is cost for erection, plastering/rendering and keying.
INTERLOCKING BLOCKS
A block measures 0.4ร—0.2m.
Since these blocks are
interlocking, no mortar is required. Number of blocks required to build one square meter
1m2/0.08m2 =12.5
Take 13 pcs.
Cost of one block to site is around 90 Kshs This expense isn't static, it relies upon site location from source.
Cost of 13 blocks x 90/= is 1,170Kshs
Labour 300Kshs per sqm.
Cost of raising the wall
1170+300 = 1,470Kshs
Plastering: utilizing this kind of material, plastering could be optional, lets consider plastering both interior and outer surfaces. The cost will be;
1470+800 = 2,270Kshs
INTERLOCKING BRICKS
Just as interlocking blocks, these units don't require mortar. They are smaller in size. Their sizes could change contingent upon maker. Factoring 0.1ร—0.15m bricks,
1m2/0.015m2 =66.67
Take 67 blocks
Cost of blocks per sqm 67x20 = 1,340Kshs
Cost of erecting
1340+300= 1,640Kshs
Plastering on two surfaces

EXPANDED POLYSTRENE SYSTEMS (EPS)
They come in panels, the most well-known size being 1.5mร—3.0.m
Area coverage of such a board is 4.5m2
Cost of panel 5,000Kshs
5000รท4.5 is 1,111Kshs
We take 1200Kshs per sqm
Installation 300Kshs
1200+300 = 1500Kshs/m2
Including two layers of plastering the two surfaces
1500+1400=2900Kshs m2.
In spite of the fact that this is innovation, it is not cost effective. In any case, the boards are not load-bearing.
PREFABRICATED PANELS
They come in sizes of 0.6mร—2.5m
One board covers 1.5m2
Cost of each board is 3000Ksh.

3000/1.5m2
=2000 per m2
